Savanna Investment Approach

All of Savanna’s investments are made with an underwriting focus based on fee ownership. Whether the investment is structured as equity, debt or a hybrid, Savanna’s ingrained understanding of what it takes to successfully own and manage real estate assets allows it to thoroughly underwrite properties and assess the risks inherent to any business plan.
Savanna sponsored investments are typically characterized by:
  • Price-points substantially below replacement cost
  • Motivated or "distressed" sellers
  • Creation of significant value through intensive asset and property management,
    property redevelopment, repositioning and selective development
  • "Redelivery" of stabilized, highly marketable assets to the marketplace

Savanna has built an extensive network of institutional and local contacts over its many years of operation that it utilizes to identify opportunities that can generate superior returns. Acting alone or in partnership with other institutional investors, Savanna focuses on acquiring properties and making investments where specific asset attributes illustrate a compelling opportunity.

Savanna works with lenders, both as a buyer of debt and as a receiver of sub-performing properties, recapitalizing assets to deliver them to market at a reduced basis.

Corporate Divestitures
Savanna has worked with corporate sellers seeking discretion, flexibility and certainty of closure above economic returns with respect to the sale of excess property.

Environmental Challenges
Savanna has demonstrated an ability to quickly analyze and quantify environmental issues to determine whether the environmental challenge has resulted in the market mispricing of a particular asset.

Distressed Sponsors
Savanna can recapitalize or take out a sponsor who is forced to sell or bring in a partner due to a variety of issues including under-capitalized deals or timing issues related to existing debt and/or contracts.

Under-managed assets
Savanna's disciplined management and leasing approach can turn around underperforming assets.

Ground-Up Development
Savanna develops ground up commercial, residential and mixed-use projects in supply constrained markets.

Recapitalizations
Savanna invests in partnership recapitalizations in which it plays an active operational role in repositioning an asset and in which it's investment proceeds have helped current ownership to monetize a portion of their equity as well as participate in the property's future upside.
